You can go to our app Property Meld and create the work order as much detailed as possible or you can give us a call so we can help you out creating a work order to have the repairs done.

The majority of the time this is due to a clogged or blocked drain, try using a plunger to take out anything that may be causing it not to drain properly. If this does not work, you can submit a work order to have a plumber check on it or give us a call to submit the service request.
Our vendors will coordinate with the tenant the best time and date, this will be within business hours, unless is an emergency.
We may enter your house/apartment at reasonable times to inspect its condition or to make repairs or alterations that we consider necessary. In case of routine maintenance, we shall endeavor to give 24-hour prior notice of our entry except in cases where:
1) Tenant has requested certain repairs to be made
2) Access to the apartment is necessary to complete repairs needed for another apartment
3) An emergency exists.
You can send a message in the same work order asking for an update or you can give us a call so we can double-check and make sure we get the job scheduled.

Yes, the Tenant must give the landlord written notice 30 days before moving, even if the tenant plans to move out on the last day of the lease term.
You can use our Online Portal to pay online using eCheck( 100 % free to all tenants), use debit or credit card (additional fees may apply) or you can use personal checks, money orders, or cashier checks( A $10 processing fee will be charged). You also have the option of Electronic Cash payments at CVS or Walmart, additional fees may apply using this method too.

The tenant will have until de 5th of every month to do the payment without additional fees. If the rent is not paid by the 5th, on the 6th of every month a Late Fee will be charged, which amount is specified in the lease.

All the security deposit amount is refundable, as long as the property did not have any damages at the moment of the move out. Otherwise, the damages will be deducted from the Security Deposit amount.
The security deposit is mailed 30 days after the move-out date to the forwarding address you provide.
If you think something on your final deposit disposition letter should not have been charged, we have a process for disputing those charges. - There is a lease-breaking fee equal to one month of rent which will be charged when you give your official notice to move-out. If your lease is NOT through Simple Property Management, please review your lease for lease break fees.
- You will be charged rent plus any other monthly charges until the unit is rented again.
- You will get the deposit back as long as you pay any remaining balance and there are no damages to the unit beyond normal wear and tear.
- The security deposit is processed, and any remainder will be mailed/transferred back to you, 30 days after your move-out date.
