In this video, Jon of Simple Property Property Management, talks about our company’s eviction process: what do we do when the tenant doesn’t pay? The first thing that needs to be done is to assess the tenant’s late charge and then we send them a 7-day notice. This notice really just says that they have 7 days to pay before a court case is filed. When you win the case, the tenant has 10 days to pay up or move out. If the tenant still doesn’t pay in 10 days, you can go to court again and once the judge signs off on the writ of eviction, a court officer serves the tenant and after 24 hours, you can coordinate with the court officer about helping you move the tenants’ belongings off your property.
